<p><em>Nobody</em> likes to move furniture over snow banks. Should you try to sell (or keep your home on the market) during the holidays? </p>
<p>We&#8217;ll turn to good &#8216;ol math for the answer. </p>
<p>The chart below shows the number of showing appointments set each month in the Twin Cities. </p>

<p>You&#8217;ll notice the high amount of showings early last year. This was due to the 1st time home buyer tax credit that ended in April. Overall, there have been more showings this year then in 2010. </p>
<p>More showings = more sales. The late fall and winter have fewer showings and fewer sales. </p>
<p>But even though activity decreases, the <em>serious</em> buyers are looking at homes during the holidays. At the same time they have less homes to choose from sellers have less competition. </p>
<p>So it depends on how motivated your are. Will moving during the winter be too much of an obstacle, or would you rather wait for more competition in the spring?   </p>

<p>There are <em>still</em> several of them available in Woodbury. </p>
<p>According to the <a rel="nofollow" href="http://mplsrealtor.com" target="_blank">Minneapolis Association of Realtors</a>, the average price of a bank owned home in Woodbury is $136,750. This is down 10% from last year and almost 28% from 2009. </p>
<p>Compare that with traditional sales that are only down 4% since 2009.</p>
<p>Competition for buying a foreclosure in Woodbury is fierce. If you&#8217;re looking for a bank owned home, you could easily face a multiple offer situation. Don&#8217;t expect to get an REO at much below the listing price, and don&#8217;t try to bargain much with the lender. </p>
<p>My suggestion is to put your highest &amp; best offer in right away &#8211; someone else probably already has.  </p>
